ABOUT THE PLANNING BOARD
Land
Use decisions tend to be final and far-reaching - a farm
converted to housing will not be farmland again; and a park
changed to an office complex is lost as a park. The particular look
and feel of a municipality is determined in large part
by the pattern of land use development. That pattern is set
by the Master Plan (adopted by the Planning Board) and the
Zoning Ordinance (adopted by the Township Council). If done
properly, these instruments will protect the natural, cultural
and economic resources of the Township, and improve the quality
of life in the community.
The
Planning Board plans and regulates land use by preparing and
adopting the Master Plan, and then by implementing the Zoning
Ordinance approved in conformance with that Plan. As empowered
by the Municipal Land Use Law (NJSA 40:55D-1 et seq.), the
Planning Board regulates residential and non-residential development
through Subdivision and Site Plan review.
