LIVINGSTON DIRECTED
TO INITIATE REAL ESTATE REVALUATION
At the direction of the County and State Boards of Taxation, Livingston,
along with all other towns in the county, is required to revalue all
of its 10,000+ residential and commercial properties. The objective of
the revaluation is to bring the assessed value of all properties to their
real market value…what each property would sell for at the revaluation
date.
According to Mayor Santola, “This revaluation
program is not intended to increase Township revenues, but only to insure
that all property owners pay their fair share of the total budget. The
project is long, perhaps lasting more than two years, and requires a
great deal of oversight by our Government and assistance from a specially
appointed committee of residents.”
A “Blue Ribbon” committee of 30 volunteers, people with
a broad array of talent and experience, representing all areas of town
was appointed by the Council. The Committee, chaired by past-mayor David
B. Katz will perform several major functions. First, to ensure
that every property owner is treated equitably, and second, to keep the
Township residents fully informed about the process each step of the
way.
Tax maps are now being updated to assure that every ratable property
is correctly identified and included for evaluation. Michelle Meade,
Township Manager, indicated that “selecting the right firm to do
the revaluation is vitally important.” She noted that “a
sub-committee has already begun interviewing tax assessors of neighboring
towns that have recently been revalued to aid us in preparing for the
selection process.”
A communications sub-committee has been appointed to provide details
about the entire process as the information becomes available. Katz
further noted that “once the revaluation firm is selected, information
about what residents can and should expect along with a timetable of
the process will be published.”
