1. When would I need to apply for a Zoning Permit?
Residential: Zoning and Building permits are required for
most home improvement projects, including additions, decks,
sheds, raised patios, fences, cabanas, and swimming pools,
new homes, retaining walls, sports/tennis courts.
Commercial: Zoning permits are needed when a commercial
building is being sold/leased or there is a change in occupancy.
A Continued Certificate of Occupancy (CCO) is also needed.
Those are obtained in the Building Department.
2. How long does it take to obtain a permit and
what is the cost?
Zoning permits take approximately ten business days to process.
The cost is:
• $75.00 - sheds and fences
• $120 - new homes, additions, pools, sports/tennis
courts, decks, raised patios, retaining walls.
You will be called when your permit is ready to be picked
up.
3. What information is needed to obtain a Residential
Zoning Permit?
When submitting your application, you need to provide a
current sealed survey of the property certified to present
owners. You must also make a copy (do not shrink or enlarge
the original survey since it distorts the scale) of the
sealed survey showing the proposed work drawn to scale.
Provide the setback of the property, height of construction,
and dimensions of all additions, decks, sheds, fences, etc.
4. How do I determine what Zone I’m in?
You can find by checking the Township of Livingston Zoning
Map in the Building or Zoning departments. The map is also
available in the Township Clerk's office for $5 or online
at http://www.livingstonnj.org/zoningmap.pdf.
5. What is a setback line?
A setback line is a line that is the required minimum distance
from any lot line and that establishes the area within which
the principal structure may be erected or placed.
6. How do I schedule a final Zoning inspection for
Sheds under 100 sq. ft. only and Fences around the property?
