2022 Standard Online Tax Sale

In New Jersey, all municipalities are required to hold at least one tax sale per year. The properties on which liens are sold at the tax sale are those with delinquent property taxes and/or municipal charges. (Pursuant to N.J.S.A 54:5-19). The Township of Livingston will hold its annual online standard tax lien sale on Friday, October 21, 2022 at 8:30 AM.  

All delinquencies for the 2021 tax year are now subject to the tax-sale process.

Per this process, delinquencies will be subject to a 2% cost of tax sale (up to $100). In addition, delinquencies will be subject to a mailing fee of $25 for each mailing. Two mailings are scheduled during this process.  

After September 6, 2022, the amount owed is calculated as follows:

Delinquent Taxes/Other Municipal Charges   +   Interest   +   Cost of Sale   +   Mailing Fees   =

All payments received after September 6, 2022, MUST be made using guaranteed funds:

  • cash, 
  • cashier’s check or 
  • money order. 

Any other forms of payment WILL NOT be accepted. All other checks – attorney, business, lender and personal – WILL be returned. In addition, the credit/debit card payment options WILL NOT be available after September 6, 2022. 

The statute also requires a Public Notice of Tax Sale. If payment is not received by September 19, 2022, the property owner’s name will appear in this Public Notice.  

Note: Failure of the property owner to receive a notice of tax sale that has been properly mailed by the Tax Collector shall not constitute grounds to void the subsequent tax sale.
